What this site is
This is an informational directory of mobile home parks built from public records: state registries, state and county inspection and complaint records, and publicly visible Google Maps listings. It is not advice — not legal, financial, housing, or investment advice — and it is not a rental application, a booking service, or a way to contact a park.
Accuracy
Public records go out of date and contain errors. Parks close, change hands, change names, and move between registry records. Inspection and complaint records are joined to parks by name and location, and a join can be wrong. Written summaries are generated from those same records and add nothing to them.
So: the information here may be incomplete, out of date, or wrong, and you should confirm anything that matters with the park itself or with the state agency that published the record. Every page links its sources so you can check.
Asking for a correction
If a page is wrong, email hello@mobilehomeparkreviews.com with the page address and what is incorrect. We correct what we can verify against a public record, and we will remove a listing where we are satisfied it should not be published. Owners and managers can also claim a listing to keep it accurate.
No warranty
The site is provided as is, without warranties of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the site will be available, error-free, or accurate. To the fullest extent permitted by law, we are not liable for any loss arising from your use of, or reliance on, anything published here.
Acceptable use
You may read the site, link to it, and quote short passages with attribution. You may not:
- scrape, crawl at volume, or otherwise bulk-download the site, or copy the directory in whole or in substantial part, whether by hand or by software;
- republish the compiled database or a substantial portion of it, or use it to build a competing listing product;
- interfere with the site's operation or security, or attempt to access anything not published;
- use the site to harass anyone, or to contact residents.
The underlying public records are public: get them from the state agencies, which publish them for free. What we ask you not to take is our compilation of them.
Reviews and other third-party content
Review text quoted on park pages was written by Google Maps users. It belongs to its authors, is quoted in part, and is attributed and linked back to the author and the original review. It is their opinion, not ours, and we do not endorse or verify it. If you are a review's author and want your words removed from this site, email us and we will remove them.
Claimed listings
Owners and managers can claim a listing. We verify a claim against the owner or manager named on the state registry record before granting it, and we may refuse or revoke a claim if we cannot verify it or if the listing is misused. A claimed listing must be accurate: do not publish details about a park you do not operate.
Claimed listings are intended to be a paid subscription at $39 per month. Billing is not switched on yet — claims are handled by email today and nothing is charged automatically. If and when subscriptions start, payment would be taken by a third-party payment processor rather than by us, the price and terms would be shown to you before you are charged, and you would be able to cancel at any time with the subscription ending at the close of the period you paid for.
No affiliation
We are not affiliated with, endorsed by, or acting for any state agency, health department, or other government body whose records we publish, nor with Google. Agency and company names appear only to identify the source of a record.
Changes
We may change these terms. The date at the top shows when they last changed, and continuing to use the site after a change means you accept the new version.
